The project proposes the construction of a multi-level structure of 14 stories with a total of 23,791.81 square meters (256,093 square feet) of gross construction area for the use of offices, parking spaces and support infrastructure. The project contemplates providing 313 parking spaces, wich is the amount required for what will be the net area dedicated to office and commercial space (first level). The project will have its main pedestrian access through the Paseo Covadonga and vehicular access both through the Fernández Juncos Ave. as well as the Paseo Covadonga.

 

The project has been conceived paying particular attention to its environment, both current and future. The footprint of the building makes maximum use of the land available in order to maintain the height to the minimum possible. The height of the building is within the scale to the existing surrounding projects. The total height of the building remains below the height of the dome and lantern of the Capitol. In addition, the two upper levels of the building are set back to further minimize the scale and maintain the main body of the building at the height of with the base of the Capitol dome. The project includes the reconstruction and landscaping of its sidewalks, particularly the sidewalk of Paseo Covadonga.
